Rear extension

DESIGN The design proposes construction of a 8m Rear Extension. The rear extension will be constructed with a flat roof and there will be a window, a set of French doors to the rear facing the garden, 2 rooflights and 1 lantern roof window to the roof. SCALE The depth of the rear extension would be 8.0mm (8m being maximum allowable for detached house) with a maximum height of 3.80m and 3.00m at the eaves. The open space around the original house would remain approx. 75% of the original open space after the construction of the rear extension which is above 50% benchmark. (Approx. Original 386.76m² and proposed 289.91m²) MATERIAL The finish material of the extension would be facing brick to match with existing. The roof will be constructed with fibreglass with top coat finish or felt or similar and the window and the door will be White uPVC. ACCESS The existing front access will be used to enter the house. SUMMARY The design creates harmonious relationship between the existing and proposed forms with its modest scale and proportion, adopting traditional design and using existing matching materials. It also complies with Schedule-2 Part-1 Class-A of the Town and Country Planning Order 1995. Thus humbly request to grant prior approval.
