By using Free Builder Leads or creating an account, you agree to these terms. The service is intended for people aged 18 or over using it for legitimate business research. If you use it for a business, you confirm that you have authority to accept these terms for that business.

What the service does

Free Builder Leads sorts public London planning applications to help builders find work that may be relevant to them. The service is free to browse, inspect and use for your own business research.

We are not a planning authority, estate agent, builder, lead broker or property-owner database. We do not promise that an application will proceed, that work is available, or that any contact detail identifies the owner of a property.

Check the original record

Planning records can change. Our categories, likely trades, lead-fit labels and timing signals are automated guidance from the information available to us. They are not professional advice or a replacement for checking the council's original record.

Before pricing, contacting or visiting a site, you are responsible for verifying the scope, current planning status, contact details and whether any approach is appropriate.

Using public planning information

Planning information may contain personal information that was made public by an authority. Its presence on Free Builder Leads is not automatic permission to market to, profile or contact a person.

You are responsible for making sure your use of the service and any outreach complies with applicable law, planning-source restrictions and marketing rules. Do not use the service for spam, harassment, unlawful marketing or any misleading approach.

Accounts and alerts

An account is optional. If you create one, keep the sign-in links sent to your email address private. You are responsible for activity from your account and for keeping your email address able to receive the one-time sign-in links.

You can manage saved searches in your account and stop alert emails using the unsubscribe link in any alert. We may suspend or limit access where we reasonably believe the service is being misused, put at risk or used contrary to these terms.

Fair use and site content

Use the site normally to research potential work. Do not interfere with it, bypass security, probe private services, scrape the database in bulk, reproduce a substantial part of it, or use automated tools that place an unreasonable load on the service.

The site's brand, design, software, classifications and original content remain ours or our licensors'. Public planning records remain subject to the source authority's terms and any applicable rights. These terms do not give you a right to build a copied or competing database from our service.

Availability and liability

We work to keep the service useful and available, but it is provided as-is and may change, be incomplete or be unavailable from time to time. To the extent allowed by law, we are not liable for business decisions, missed work, failed approaches, inaccurate source records or losses arising from use of the service.

Nothing in these terms excludes or limits liability that cannot lawfully be excluded or limited, including liability for fraud or fraudulent misrepresentation, or for death or personal injury caused by negligence.
